Because I want to get started and get done right away, I always message them the day before or earlier the day of. I give them a very specific time I’m going to be there and tell them I am going to start as soon as I get there and will let them know when I’m done. I remind them to have the water on and all the doors and windows shut. I’ve found that about 95% of the time, they do stay inside until I’m done. I don’t mind chit chatting with people, but I rather do it when the job it done, not before or during.

Probably the only advantage of NOT having a buffer tank - I can’t chit chat for long before I have to pull the trigger and that’ll usually nip it in the bud!
