Cleaning red tile roof home with stone exterior

What would you charge for that house? I am in Texas

I will probably not do it & look for somone else to do it but there are lots of these homes around here & like I said nobody knows how to clean them, they started popping up about 10-15 years ago.

$0.25-$0.30/sqft of roof.

Its pretty much as simple as spray on the chems. Let them do what they do. And rinse them off. The hard part is not killing the plants and leaving clean steaks running down the house. If there’s gutters, it looks like there is on some parts. Make sure theyre clean first or at least clean enough for water to flow through them. Make sure to clear the down spouts too. Keep everything that might even have a chance of getting mix on it soaked down before you start, while youre spraying, while its dwelling and after you rinse. Have the home owners water all theyre plants the day before and morning of before you show up. Collect the runoff from the downspouts in bags or buckets unless they go underground. Chances Are that you’re going to get some mix on the siding and it’s going to look funny so I would be pretty insistent on them washing the house as well as the roof.

A diaphragm pump is better than a 12 v but it cost alot more to get set up. If you’re just starting a 12v will take you far.

Oh and bring a helper. You need someone to keep everything wet while you do the cleaning. You I can get a decent 12 v system from pressuretek.com. id reccomend getting the pump in the box upgrade. Its $100. If You know basic electric work or are a quick learner and willing to do some extra Work then you could prob save $70-80 and wire it yourself.

And yeah what he👆said. Id be right around .25 a sq. Ft. If the number doesn’t seem right to me for the size and value to the house ill usually bump it up a bit

I bid houses starting at $0.10/sqft and get up to $0.20/sqft based on how high, severity, building material, etc and the do my math on the house dimensions.

Same with roof.

But at the end of the day, I have a goal to make and if I am not going to make that goal, and have other opportunities, I will pass it give them a hard financial decision.

So I am at 3 grand plus for everything?

Clearly I don’t know the work involved with roof &house washing but I am wondering if the homeowner would go for it & if this is about average.

You said you were the only one in the area. This doesn’t mean you should price gouge, but it does mean you shouldn’t be afraid to price accordingly.

I want you to succeed. In my opinion I that doesn’t include starting with a project of this difficulty. Frankly I wouldn’t even bid this job myself.

Where you live there are homes that need cleaning that are much less difficult. Start there. Learn your equipment, learn your chemicals, and learn your technique.

Then as you grow you can pick projects that will test your skill and teach you something new.

Take an afternoon, get in your truck, and drive around your town. Make note of which subdivisions are your core demographics. Price about a dozen of them for yourself and develop a price strategy. Then build your equipment around those homes and what they need. If you chase two rabbits you won’t catch either.

Love that strategy & it’s what I plan on doing for now. Going to try to find someone to work on that home but if I can’t, I will only try to do it once I am more experienced.

I am not trying to price gouge whatsoever, the 3 grand estimate was actually somewhat conservative from what you guys are telling me.

It’s for everything, the limestone goes all around the house, there is a fence & then a pool area with lots of limestone features & that black alagae is supposed to all over.

What would you guess the estimate to be?

Btw it’s for windows, gutters, & washing the while house.

I wasn’t accusing you of price gouging. I was telling you to give it careful thought considering you don’t have any competition.

Spend some time on the prosoco website. They offer products other bleach for cleaning stone and brick.

I didn’t think u where, I just don’t know how to price these jobs.

Honestly 3,000 sounds expensive to me but I also don’t own a million dollar home. Was actually trying to make sure that sounds about right lol

How long do you think it is going to take, in hours, very conservatively?

Add 25% because you are going to be wrong.

Multiply by how much you actually want to take home an hour.

Add your rolling expenses, fuel and cleaner, hourly. Rental equipment etc.

Should you pay taxes? County/City? Are you going to claim this as income? If so, that’s 35% you need to account for, extra, on your hourly because as a self employed individual, you will owe 33.5% on every dollar you make.

Build a spreadsheet. They work.
