If we are just talking about the decking/steps it should be a 2-3 hr job. Adding in the spindles turns it into a day’s worth of work. I like to break my estimates out into separate parts to give customers options, especially if the spindles are in decent shape and I can get away with out having to do them.
I sent the estimate at 1200 for the deck, that would be to use the percarbonate or SH, and then oxalic acid afterwards. Hopefully she goes for it and I can make 1200 dollars to learn how to clean a deck. The good news is that the deck is in such poor shape that it can only look better, right?
It is going to take you every bit of two days and that’s if things go according to plan, they won’t. The railing are a huge PITA. I suggest doing them first and start on the outside going in towards the deck, that way when you are doing the deck and the interior railing you are just blowing all the other stuff out with your cleaning.

That’s just been my experience. Happy this thread went differently.
I’d also check the condition of the ledger, joists, and hangers. Ive seen some decks with that amount of moss and be in pretty rough condition structurally. May be able to get a bit of money out of a deck sub as well as form a new professional relationship.
