Best Practices: Washing close houses. Aka, how to not anger the neighbors

You’re missing the point. People always want what they can’t have. IBS is out-marketing all of you. Can bet the guy will call earlier next time. People fighting to get on his list, lol.

I’ve given away about a thousand house washes to other guys this year. If I answered the phone every day or might be more  you don’t need marketing, just do good work for a couple of years and the rest will take care of itself. No one should have to advertise after 5 years in business.

Year #2 and I’m already seeing that logic. There is a snowball effect with repeats & referrals.

I run in to this problem occasionally. If I can’t get the neighbors to move their cars, I soak them with water so that any SH that gets on them is further diluted. Kinda like hydrating plants. They can’t really get upset about their cars getting wet. I mean… what if it rains? Are they going to get upset about that? Just a little PW humor there. Sorry bad dad joke. Seriously though, as others have already mentioned, knock first to request they move their car. Worst case, I have painters drop cloths in my truck I can use to cover them.

I just can’t do it. Another week of washing, and I just splash and dash. It might sound crazy, but I just want to get the job done and be gone.

I did my own SEO, and focused on asking for as many Google reviews as possible, only advertising expense now (5 years in July) is business cards and monthly website hosting cost.

I am consistently on the first page of Google for search and maps in my city and surrounding areas. It’s free advertising at this point.

That combined with repeat business and referrals, I don’t need to advertise anymore, and I have a really hard time keeping up with the phone calls and emails from new clients requesting quotes.

My employee told me yesterday that last year he had 3 or 4 neighbors yell at him for getting water on their house. This year has been quite. I had 3 or 4 over the last 8 years. Not all in one season.

Tell them “it’s a free sample… Call me!”

@Innocentbystander is an absolute legend.

I channeled my inner IBS today on two calls today. Some lady was already telling me what I could do, and couldn’t do, going on and on and on and I was thinking to myself “Nothing this lady pays me is going to be worth the headache.”

The other was another commercial job that they didn’t want any chemicals used and it’s like 27,000 square feet. I threw a number so large at them that I hope they don’t say yes to.

…am I doing it right yet? :joy:

Once this is understood and fully put into practice it becomes a game changer.

Wish I knew what you’re doing different! I don’t see how we could do a better job on the actual work, and folks always speak highly of our crews. You’re on a whole 'nother level!

edit: I can only seem to get scheduled out about a month or so, then people go elsewhere. And I feel like I need to spend on advertising, but who knows? Maybe not much would change if I didn’t… but that’s a big leap to take.

Longevity lol. Mark with Superior and I have been around wake county washing since the late 90’s. We were one of the few games in town. I get calls from older customers and now their kids. You’re competing against probably 50 contractors where we had 5. The key is getting hooked up with hoa’s. Did you talk with Vera?

It’s definitely booming now! I feel like I see a new company every time I drop by MVP.

I gave her a call and we spoke for a bit. She took my information down and said she would give it to the agents.

Thank you! Didn’t want to pester her or anything, but I really appreciate it!
