White spots after cleaning

i have cleaned buildings this year and after they have dried,white spots showed up.it almost looks like soap.
The buildings were rinsed just like normal.talked to soap co. They were note helpful when i said could it be a bad batch of soap.They were protective of there product instead of resolving the problem,they said it sounds like you dont know what you are doing.My answer to them was it only started after i used your soap.I have tried more soap with citric acid &a brush to agitate looks a little better,but not right.Any help tips

What soap or active ingredients? What substrate? How did you mix/use the product?

soap was elemonator by pressure tex mix was 2gal. 12 1/2% 3 gal. water 5 o/z soap using M jet

elemonator is great stuff, It rinses easier than any other soap I’ve used. Sounds to me like you may have mixed it too strong and didnt rinse appropriately to compensate. Then again, its been pretty friggen cold and if you tried to wash under 50 degrees, things change, and you need to make adjustments to compensate

Hey Donald. Heres my take thus far… Pressure tek supplies many of us with elemonator, it seems most of us have migrated toward it on this board. If there was an issue with that bucket of soap, it would be a batch issue and others would have come forward (or will come forward) and Pressure Tek will do business as usual which is to make it right and stand behind what they provide. I had a fat boy pump head blow out and within ten minutes of emailing them they called and informed me it was still under warranty so i should ship it back for repair. My only costs were to ship it to them.
The most likely issues from my experience and knowledge could be not rinsing enough or allowing it to dry on the surface. Did you try to reapply the mix to a small area, dwell, and rinse thoroughly??
There could be issues with reactivity from the sodium hypochlorite with the substrate as well although that is less likely in my opinion. I have had a reaction from the same mix (with 8 oz elemonator) but it was the SH reacting with the pigment in a Sherwin Williams exterior Satin Super Paint, not the elemonator.
