Pricing question

Ok guys I know this is a highly discussed topic and one that has different answers for each situation, but I’m curious what some of you guys would do in this situation.
I have been offered a job doing single story tile condos. They have 80 6200 sqft units that are very walkable. They have gutters in the front but not the back and would like to do 20 a year on a rotation (by the time the last 20 are finished the first 20 would need done again). The last guy they had doing them charged $500 each. For me that seems low but I have never had a contact like this one where it’s guaranteed work for 4 years. If I would be doing them one time individually, my price would be at 800 but again I’ve never had a multi unit contract before. Would you guys do it for $500 a unit?

I don’t even do roof washing…but if I did, no way that I would wash a 6200sq ft roof for $500…no way and I don’t care how many they had. My home has just shy of 5300sq ft under roof…that is a LOT of area and these are even larger…so, no.

This is my roof…now, it does probably have more angles…but it is still probably has less area than the condos.

I agree it’s a horrible price and I told him that there was a reason why he is looking for someone new. You pay for what you get. I’ve always told myself I wouldn’t low ball just Because I needed work. I’m just curious if anyone here that does large accounts like this if it’s normal to be so low on each unit.

Off the information you provided I’d probably do it.

Do you have any pics of the roofs?

If barrel tile and they’re dirty, it’s going to costly for you - not sure if you have any experience with them - pita - no way for that price.

I don’t have pics. I’ll see if I can snap some next week but they aren’t really that bad and they are flat tile. I believe that they have in their boa contract they will have them do every four years. Most of them (in my opinion) doesn’t really even need them cleaned yet.

What is your current financial situation? Are you just getting a foot in the door where you’re at or do you have plenty of work already? Would this help or hurt your current workload?

Hey @Racer here is a over head of one of the buildings. They are all the same.

@dcbrock I’m doing ok . I have my military retirement so I’m not really hurting. Not a lot lined up though. I already sent them a bid but didn’t go as low as they had before. I’m just really curious if that’s normal for larger commercial properties. I can oils love to get into commercial work.

That doesn’t look like 6k sq ft roof. That looks like 45 minutes with about 30 gallons of SH

$60 in SH and 45 minutes of spraying…plus tying off downspouts and having ground guy saturate backside with no gutters.

$60 SH
$20 wages

@ $500 You would have an awesome gig making $420 a labor hour.

LOL, you guys in MI must clean stuff differently than we do down here. That’d be a $1200 roof all day long. I 've got a good friend who does mainly roof cleaning on large apartment complexes all over SE and gets .15/foot all day long for asphalt shingles.

For a single house, yes…for a 80 building, 20 a year…I’d do those all day long for $500

Actually I wouldn’t lol …I don’t clean roofs without gutters.

I would certainly do those roofs for $500
4 a day for 5 days is $10000 For the week .
With a cost of less than $2500 . Maybe your cost is much higher than mine but I don’t see any issue
