Pricing for higher end customers

Hey guys,

I’m trying to give a quote to one of my first “higher end” customers. This job will be in Scottsdale, AZ. They are very interested in having their backyard powerwashed which would consist of roughly 3.5k SQ of what looks to be either concrete or some sort of tile deck. They’re also pretty interested in having their windows cleaned which is a fairly easy up-sell which would consist of 30+ windows of different sizes.

This customer is a chance at getting into an upscale community and hopefully getting references to friends/neighbors.

Since we’re in AZ, the cleaning is to mostly get rid of excessive dirt and grime built over years of heavy dirt/dust and monsoon seasons.

What would you guys be at as far as pricing?

My goal is to also upsell on their driveway.

$525 minimum for the concrete in the back if its concrete.

I was in the same ballpark with that…somewhere between $500-600 but I think you’re about spot on.

Probably not going to clean up as good as you think though.

Most things here get very damaged or fade a lot over time from the sun. This houses decking is basically the same thing but it’s pretty surprising how much better things look after being pressure washed out here. They definitely don’t have the before/afters that pressure washers on the East coast do with how much organic growth they have but it can be a pretty significant difference.

Even for concrete or white/lighter colored houses. Most people out here get used to a subtle brown color to most things but when it’s washed, it looks great. I just moved here a few years ago and the amount of dust and dirt that collects during the summers is insane.

Just charge your normal rate for concrete that you would anywhere else. Maybe knock a few cents off per square foot if you think it’ll land you the job and lead to more work out there. If you haven’t cleaned or priced concrete yet Grizz’s $.15/sq.ft is a good starting point. Price is just dependent on the area. You won’t get that price in some areas of the country but can get even more in others. You also have to price in specialty stains such as oil or rust. Price those separate on the estimate though. You really just have to figure out the prices people are willing to pay in your market. If people keep turning down $.15/sq ft you need to come down a little at a time until they start accepting it. If everyone is accepting it you can raise it a little.

Price it like you would anything else. Maybe add in a pita factor. I do when the lawn is beautifully landscaped or it’s just a massive house. Flat work is flat work. Charge by the square foot. As long as there isn’t tons of grease stains it will be simple. If this is the first higher end guy you will be washing for I’d price it to get the job. People with money have friends with money. Once you build that customer base and trust from the affluent your business will benefit.

Thanks for the advice, everyone! Ended up getting him scheduled for Monday morning for $700 for windows and the deck.
