Please help, first commercial job

So, I just started my business. I have been doing good. First week $4,000, second week $2,000. I am really happy. All residential, of course.
But, I have this friend, president of homeowners association of a small condo community. They want their condo cleaned. I am having huge trouble giving an estimate.
For the roof cleaning. Concrete tile roof. Moderate moss. Three stories. I would sweep off the big chunks and softwash with 6% and cling-on.
For that amount of work, I would charge $2,500 to $3,000 on a two-story residential roof. But this one is three-story, it’s much higher. And it’s commercial. And, I will have to move the trailer around to make sure I reach every corner. I am thinking about $4,000 to $5,000.

For pavers cleaning. There is some, not a lot, moss in joints. I would treat with really hot mix. Thinking about 5-6%, a little bit elemonator, wait a couple of hours, and surface clean it with lower pressure (1500-1800). I will just charge whatever I charge on residential jobs. Does that sound good?

I wouldn’t recommend walking on the roof. Spray from a ladder or rent a lift. As far as pricing, I would be at .25cents sqft.

I’d be at .40/ft. on roof. On the pavers, spray with a 4% mix, let dwell about 15-20, clean with your surface cleaner. Any odd bits of moss left you’ll get out when you rinse.

As a beginner I wouldn’t even touch that thing. If you’re even asking about walking that pitch you may want to do more research.

when you say .4/ft, do you mean the floor area, or the roof area?

Roof area. On the pavers I get .20/sq ft
