Large Condominium Cleaning Advice

I need some help here, I am doing a estimate for a very large condominium complex. Bidding for all surface cleaning on property, 4 pools covering 6,000 sq/ft as well as 72 buildings. Im a little overwhelmed haha. Their main focus is to clean the mildew from the two story chimneys on the buildings but I am going to recommend the whole building as they will have a very clean chimney and dirty everything else. (late 60’s apartment never cleaned) SO my question is what specific questions should I pose to the property manager in order to prepare this quote accurately? Also to cover my butt as a condominium complex should any specific verbiage be in my contract? Any pointers from people who have taken on a large scale project would be appreciated.

I called you back the other day. Never heard back from you. 72 buildings sounds like a 3 week adventure for me and two other guys. Not including flatwork.

25 buildings over 5 days is our wheelhouse.

I know I recalled you back and got the voicemail haha. I am going to be subbing out partial work to a friend of mine in San Antonio who has helped me grow my company immensely as I cannot tackle the job solo. The job is quite extensive, 384 doors in the complex

When do they want it done? If it’s in January I may be able to help if you want it.

I plan to speak with the property manager again this weekend to get clarification on the areas they would like cleaned. I don’t want to get done and they say “oh well we expected this to be done as part of the estimate”. So I want to walk the property with them and at that time I will see when their desired completion date is.

Also, I’ll email you an estimate for the townhomes we’re doing now. It’s 25 buildings, 100 doors. $10,950. Maybe it’ll have a piece or two in it that’ll help.

I’d shine the @Innocentbystander light into Gotham’s night sky on a 72 bldg complex for sure though.

Who provides the water?

Water would be provided by the complex.

From where? I run them when I bid them to make sure they work and have enough gpm. I have been to some that barely pissed out a few gpm. Might need to hook up in riser rooms or what is always available…a hydrant.

They would be coming from the hose bibs on the sides of the building running into buffer tanks. We do have hydrant hookups though if needed
