You need to price houses based on your equipment capabilities. I am also an llc with insurance through the wazoo for commercial work. Every market is different!! I am by far not the cheapest around nor will I ever be. But I’m not looking to wash 400 homes and make less than I would washing 300 homes.

Once you do a few homes you will get the feel of how long it takes you and be able to set your own prices accordingly.

sorry innocent bystander, didn’t mean to hurt your feelings, im just trying to learn pricing on residential jobs, that’s why I asked Chris, he answered me accordingly

literally did my 1st job yesterday. I have 2.3 tom, the turbo nozzle saved me, kinda, It was an all concrete and 2 deck job, took me 4.5 hrs, I got killed,.learned alot, i,c y 4gpm is reco, im more just trying to do 3-5 houses a month, make side $, that’s y I was wondering if a 4gpm is worth me getting

When I say that I am saying price the job. If you run 4gpm and a job will take you 3 hours then price accordingly to what you need to make an hour. My equipment allows me to make x per hour and I know 90% of homes can be done in x amount of time with my equipment so I charge x

I am also not talking about pricing a job. I am referring to flat rate pricing.

So 2.5 to 4 would be a big change for you!

By the time you pay insurance, llc fees, advertising (if any), is it even worth only doing a few a month?

I’m new to this too and there’s no way I’d step foot on a property without insurance and being an LLC. There are stories on here of members washing houses, water gets on some wiring, a faulty gfci or breaker doesn’t trip, and the house starts on fire. What happens when a kid comes running out the front door, slips on the water that you sprayed, and he falls and breaks his legs or neck? What happens when for some reason you blotch the siding, they take you to court, and you have to pay $20,000 out of pocket to reside their house? That’s just a few examples of many.

I’m not sure if you have a family or own a house but your whole life could be ruined by one incident. Get an LLC. That keeps your business assets and personal assets separate. As an example if a customer sues you for whatever reason they won’t be able to touch your personal assets if insurance doesn’t cover.

When I first came here I wondered why I would see comments about some washers giving the industry and bad name. It didn’t take me long to understand. Think about it. What happens if you accidently caused damage to an extent to where you couldn’t afford to fix the problem in a professional manner or at all? Every homeowner in that town or city would hear about the damage that was caused by hiring someone to pressure wash their house and that the guy didn’t have insurance or the homeowner had to wait 2 years to get the damage fixed while having to drag the “company” to court. Do you think anyone in that area would hire a “pro” to pressure do any pressure washing on their property?

Do things correctly right from the start or wait until you can to do so. It doesn’t cost that much to form an LLC or to have insurance.

I’m surprised it’s not a law to have liability insurance just as it’s a law to have auto insurance. Would anyone drive around without auto insurance even if it wasn’t a law?

Having insurance before stepping foot on a property is one of the most important things this forum has taught me. No way would I put my family and myself at risk of losing everything. One small accident could upend our life.

I think it should just be a general rule on here that we don’t offer advice to new folks until they upload a picture of insurance. I will not give advice to someone unless I feel confident they are at least insured! Call me a jerk or whatever you want… these fly by night guys are the ones undercutting our professional rates as it is!

Is it just me or is there a big rush of new guys that come to the site looking for advice in the early part of the year?

I am a big believer in new startups and want to help how I can. But how can we take you seriously if you can’t even have coverage that will ensure when you mess something up you can have it corrected! This is coming from experience TRUST ME!

I would recommend you don’t wash another inch until you buy insurance.

I’ve noticed some insurance companies won’t cover new pressure wash businesses. Any that you know that will? Thanks!

Pick up the phone and start calling… call other companies see who they go through locally.

I found my insurance provider from general conversation with a guy who does garage doors.

Chris,.I understand where your coming from, Im not trying to undercut anyone. Iam brand new to this, and I appreciate all the help I have gotten in a week from this site. I have done 1 job so far, if it looks like this is going to work, I absolutely will be getting insured.

Good to hear. Even if you never have to use it you’ll sleep better at night knowing you’re protected.

Plus, you can advertise that you’re licensed and insured which will get you more business. That will put you ahead of most of the competition out there. Insurance is just another expense that needs to be added to your hourly rate so charge accordingly.
