HOA Rust Hell

So I understand this is rust from in ground sprinklers(irrigation rust) and we have ordered the F9 sampler pack from Front 9 to just give it a try and see if it’s worth what everyone says. I’ve read the cookbook multiple times but i just want to confirm with guys because a 2nd, 3rd, 4th etc source of information can never go wrong.

I’ve read every single thread containing rust and there’s really not that much information on it on this size of rust. What i’ve gathered is that Ox will not do the job for this bad of irrigation stains. F9 Barc is what we have to do.

We’ve drove through here and it is insane at how bad the irrigation stains are. Some houses are so bad that it actually looks like they poured orange concrete. No joke. It’s about every 4/10 houses that have this. So the potential for income is huge. No other competition in the area of us and the towns size is around 25k. This neighborhood average home price is around 600k with a few million dollar homes. They are lake homes. Only the backs face the water. That’s just a little information that’s probably irrelevant.

How would you guys approach these clients? They are definitely well off to afford living in this community. As i read in another topic. Don’t approach someone who’s lawn in unkempt, have beaters in the drive, no obvious up keep to the homes etc. This neighborhood cares about their homes appearances from the lawns, to the flower beds, and architecture styling.

Now i know there is a lot irrelevant information before my questions but i also know from reading other topics that information is key for asking for help.

We haven’t done any rust removal before so any information will be helpful. We do have the F9 cookbook and the sampler pack on the way as stated before. Here are some pictures from google earth. But even with these you can see how bad they are. I will be going out there Friday to get in person pictures for this.

I’ve tried F9 twice and neither time has it worked. I refuse to pay for an instruction manual for a product that I already paid for so I don’t know about the cookbook.

I mean i got the cookbook for $0.99 so i’m not complaining on that part.

This is very true. I’ve just learned valuable information on here and most, not everyone has recommended this for others jobs. So that’s why we only got the starter pack.

But aside from that, do you have any information? or should we just go with a hot mix of ox, multiple times?

Perhaps become familiar/befriend with a company or process in your area that has the ability to remove the iron from the water as it’s being pumped through the wells/irrigation system. That way these clients know how to prevent it from happening again.

That was about to be my point…we can clean it up, but if you don’t fix the root cause, it will be back in no time, and no one will be happy they spent that money.

I would skip the sample and buy a few gallons of Barc. I’ve only used it a few times but had great success with it when i did use it.

I’ve made more money not cleaning rust than I ever have cleaning it. You don’t have to wash everything you get called for.

Very true…but if you have the time, “just because I can” can be a fun reason to do anything…it was the reason for everything I ever did in my Jeep :joy:

I get asked a few times to “clean off the rust” or some stain, it does help to keep a couple chems in the trailer. I just wish I could find a really good chem to get oil stains off concrete, better than Red Raider anyway.

People have recommended HCS400 for a degreaser. Pricey though

I can think of no work that is fun. Not washing rust allows more time for jeeps

Is that a stihl 009 L mini boss? Had some years ago and made them run , bought at a state auction.
Stil have a 026pro .

I really don’t know. It’s my brother’s saw
I took the pics a few years ago when we were clearing from a winter ice storm. His Jeep is in the background. I use a little ms 170 for almost everything and a 271 when the little saw isn’t enough.
