Help with pricing roof cleaning

so I had a lady ask for a roof cleaning quote today. This is my second quote I’ve done. I quoted her $650 for the house and garage. She said she had it done 2 years ago for $400. I’m just getting into this game and I’m not quite sure where to price at. So if you guys have any tips they would be greatly appreciated. Also what would you quote this at?

So I had been measuring with paces, and I just measured my actual step and was way off so that may have something more to do with it. The house is a little over 3000 sqf living space. My numbers are all over the place though so I wouldn’t rely on any of my measurements. An approximate estimate to put me in the ball park for a house like that would be great if possible.

Go to lowes and get a measuring wheel or laser measuring tool…Guesstimating is for the experienced guys.

Download an app to measure. I use Measure Map, but there are others. Don’t forget your multiplier to account for the pitch of the roof. Steeper the pitch = more surface area to clean.

Speaking of roof pitch…What is a good way to estimate roof pitch just by looking at it? I know how to measure it, but what about eyeballing it from the ground?

www.findlotsize.com works very well and is free… gives linear and sf…

Google Earth Pro is free now too. The measure tool is pretty accurate.

Been using this for a few years. Lay your phone on the roof and it reads the pitch. Or you can use the camera feature to measure from the ground. The camera feature isn’t perfect, but it gets you pretty darn close.

If she wants every single area of roof done on the house and garage, I’d charge a lot more than $600. 4 figures.

She got a deal at $400, I would be closer to $889 to a $1000. But there is a reason she didn’t call the first people back. Either she’s lying, or they didn’t do a great job. Could of went out of business as well charging to little.

Roof cleaning noob question: is it typical for a roof to need recleaning after 2 years?

I am also just starting my business but I would politely ask why she didn’t use the same person for $400 this time. I am guessing she will say because they are no longer in business and you could politely point out that people who undercharge usually aren’t around long enough to care of any issues that might come up and probably provide a substandard service. I would also point out that had she paid for a professional to clean her roof 2 years ago she probably wouldn’t be paying anyone this year or next to clean it either. That roof is a steal at $400 and imo you are better off to give a fair bid, which you did and then move on. If you start off establishing your value too cheap then you will be the next guy out of business. I would rather do two cleanings at $650 each than 3 at $400 anyday. I believe if you act professional, look professional and give professional service people are more than willing to pay for it. Also, lowballing does nothing but hurt everyone single one of us.

The answer is no. I would be willing to bet you a free roof cleaning it was done by power washing with a wand. All this does, besides doing more damage than NOT cleaning, is to take off the top layer leaving the roots behind to sprout back up, which they did.

You can measure linear ft and sq ft on google maps, just right click where you would like to start measuring, once your done the area ( if you came back to where you started) along with linear ft will be shown right below the street view. Also, there is no way this roof was done 2 years ago using the proper SH/Water/Surfactant mix… I think someone is telling a lie!! Even here in Florida we get at least 5 years on a shingle roof.
