First Big Roof Wash

Starting a branch off into our own business and just landed a deal. Just need reconstruct our estimate due to needing more lifts than expected. 77,000 sq ft., of cement tile roofing on condos around a golf course. Going to use a hot water rig. Just wondering what type of product yall would recommend and if a preventative agent would be necessary. Open to any suggestions. Thank you!

Before I landed a 77,000 Sq ft roof cleaning job I would at least know how to clean roofs,

What’s the hot water for? Didn’t know they made hot water 12v pumps, hot water booster pumps, or hot water air pumps…

Please tell us your not intending to pressure wash 77k sq ft of cement tile roofing ?

There’s no chemical cost in high pressure water though lol wait there’s all that fluoride lol

It’s a 12v Diesel engine heating the water up to 200 degrees. We started with a product soak and then did a cold water soft wash but the management wants to move forward with hot water. And yes it’s 77 k of roofing

We got a boom and a scissor lift so we won’t be stepping on any surface either

My understanding with roof washing is that Hi-pressure hot or not is not the way to go and could damage there roof irreparably. Id read threw some posts on the forums before doing anything. This is all assuming that this roof isnt special and needs hi power

I’m going into a meeting tomorrow bidding 285,000 square foot of asphalt shingles. Looking forward to the reaction when they open the proposal lol

We’re wanting to do a soft wash after a chemical soak. Just trying to find the best solution for it since there is vegetation around and it’s on a golf course. I’ve been diving around the search bar for a few weeks now but I’m always just seeing the bleach solution being used.

Yes because that’s the right way to clean a roof, don’t ever use pressure, just soak soak soak the plants underneath and catch the runoff from the gutters.
Also throw in a building wash into the estimate

Do some googling on not bleach roof cleaners they can all be snake oil

They didn’t scream when they opened the proposals! Since it was so many packets I also gave them a thumb drive with all the estimates and materials. They really liked that… may have to start doing that full time!

I am bidding a 2400 sf 2 story home that has concrete roof tiles (see pics below). Since they are so hard and thick would you still do traditional roof wash with sh or use something like the mosmatic roof surface cleaner? Seems like that would be ok on thick concrete?

Why would you want to surface clean a roof. Using chemical is faster, safer and easier.

I wasn’t sure if concrete tile was an exception to the rule. I would think surface cleaning a concrete driveway is way faster, and cheaper (chemical wise) than soft washing, and is more effective at blasting it all off for an immediate clean look. For sure do softwash on asphalt shingles. I have never done a concrete roof like this. Mosmatic makes a $1400 roof surface cleaner that you move up and down from the peak with a rope.
