Deep rust stains, smooth concrete

Just wondering is there is a difference in the pressures needed between smooth concrete, aggregate, and brushed. Guy is trying to sell his house and this is what I got.

  • efflo, he has been sweeping up still stained
  • oil, all I have is Cold water, see what I can do
  • rust
  • Couldn’t find much on here with a smooth concrete

Never really dealt with any of that, ordering f9 BARC and efflo tonight.

Any suggestions?
I got a 4gpm, 3500psi, with 2502 tips on the surface cleaner

I quoted $215, 932 sqft, cost of chem just charged him 100 for a gallon of BARC and efflo, told him I would take the cost of the chems off if I can’t get the rust or efflo gone. Probably should charged another 30-50 for total of 265, what you guys think?

All I can say is good luck. I don’t know about pricing each area is different. When I’m not sure if the concrete is strong enough for surface cleaning I just start with a wand in a corner and get as close as the cleaner would over a few inches. If it doesn’t etch the concrete you will be fine. However if you get to washing and see the cream pouring out of your surface cleaner stop immediately.

That also looks like new mortar on a few of those brick , you can see where they troweled the leftovers off the walkway…So watch the wanding in that area.

From my understanding the 2502 is making my pia 4000 psi at the surface cleaner because of the smaller orifice.

  • so what ive read is the 25025 will bring me down to that safer area around 2500 psi.

I’m trying to tear up a driveway with 4000psi, but I did a friend’s the other day with theb2502 and it came out perfect no lines and no cream

@sgb the concrete is older said he’s been in the house 30 years, guess I’m just looking for some reassurance. I do this part time right now so when I go do an estimate all my equipment is at the house. Pain in the ■■■ to get loaded up go out there test a spot and it not work. I guess better than pouring a new drive

That looks like the moisture barrier has failed. And if so, to my knowledge there’s not much to be done.

Where are you located? I use 25025 on my 20inch and a guy here uses 25030 on his 19 inch i cant tell the difference.( ive used both plenty) Im also busting my butt with a 4gpm 4k. Works good just slow but i wouldn’t say a 8 is twice as fast. Hoping to get my 8gpm this year.

Central Louisiana, I’m just starting out I’m a forest firefighter and trying to quit that it tearing the body to quickly haha.so here to learn and embark on a new chapter
I’ve done a few house washes, seen some horror stories others have posted and don’t want to be the next one.
Guess Ill go with the 25025s

How would you feel about cleaning the concrete in the pics… Go or no go
Also, surface cleaners are they 1/4 Meg or 1/8. Mines across town and can’t go measure them at the moment

Oh i clean concrete like that all the time it’s common here in garages but i dont use anything but bleach or EBC on that type of finish. It cleans up but the stains are still visible.

Not my favorite thing to clean. @gbattle any luck on cleaning this or any info you can provide to educate our customers if they want this done?

Ive only been at it 6 months really. Ive worked a good bit with a guy i met on here. We have kind of watched/ helped each other grow our businesses and share ideas (mkre him than me but i try) He is way ahead of me but im learning from him quick and have a huge head start on others with the same amount of time in the business and i haven’t wasted a ton of money or had a insurance claim.

Thats whats good about this site. Filter out what you can good and bad advice and use it. Most of the time alittle reading will keep you ahead of the game and help you make educated decisions based on others experiences.

And sometimes you have to ignore what you read here and find what works best for you :stuck_out_tongue_winking_eye::stuck_out_tongue_winking_eye:

Agreed, a lot like some YouTube comment sections, but there is some good info on here!
I’ll do some research on the F9, get those 25025s and see what happens. Hopefully the worst that comes of it he’s not happy with the rust or efflorescence and he doesn’t pay me. Should only be an hour of work, free training at the worst

I would clean it and set expectations that those stains will not go anywhere. If that’s not acceptable then walk

Don’t think the rust will come out?

Thats what i do. It just doesn’t clean up near as good as others.

From looking at his pictures the areas being cleaned are a carport and porch. Those surfaces should have a slick, smooth or trowel finish that was done by hand or with a machine. There will be little to no cream removal when cleaning. As for cleaning the oil stains with cold water, I suggest applying his cleaner “whatever it may be” with a pump sprayer at full strength as soon as he arrives at the job and agitate the area with a stiff brush on a handle. I would do this multiple times while I’m setting up and clean that area last. The stains are over 30 years old. You can make it look better but not new.
