Cold calling commercial work?

Anybody have a special strategy for cold calling commercial buildings/businesses? I have been taking note of all the especially dirty commercial locations locally as i drive by them. Mostly being churchs, apartment complexes etc. Ive tried in the past just reaching out through email to a couple places but have a hard finding the words without saying “your place looks horrible hire us” any suggestions?

Send them a relevant before and after picture from another job: “Hey, I wonder if you’d be interested in doing something like this. Your building is a prime candidate. It would clean up beautifully.”
