Anatomy of a Townhouse Project

LOL, Don’t worry about what I did it for, look at it and decide what you would do it for.

Like @jordie said this is next level. Could be a master class on multi family work.

Your timing with writing this post was spot on for timing. Alot to consider and puts large projects in perspective, its not just about the work or the large price tag, it’s about doing the little things…and well. Well composed and thought out, and excellent post. Thank you, sir.

I’m just humbly and quietly picking up scraps left by the giants. Your tidbits of knowledge dropped occasionally definitely helped.

This seriously couldn’t be more timely. Somebody mentioned above. I got a call about an hour ago and I’m on site in an HOA for duplexes for a bid.

Fantastic post! Thank you for taking the time. Question: what were you doing with the Dragon Juice in the pump-up?

They had aluminum clad windows and most units had some picture units that had some type of rust colored stain just at the bottom, but it wasn’t rust. Plus there was some aluminum cladding just wrapping the top of the waist high brick or rock wall going to each door. Some the hw cleaned fine and others it wouldn’t touch. DJ took care of most of them.

Thanks for the post. I am about to put my first bid in for 24 units similar to these. You have some very good pointers. Thanks again!

Good luck. Don’t be the cheapest, just the best.

And always take pics of hinky stuff. Aluminum clad before we started washing last week

if you can actually meet with one of the board members, it’ll really help. That helps take just price kind of out of it. Explain what you’re going to do, but more importantly listen to their concerns. Then address in your proposal. If no one else does that, then you’ve got the best shot even if you’re a little higher.
