Am I in the right price range?

I’m preparing to roll out soft washing in June (about 10 months early, thanks to NOLA!). So I’m doing my first estimates, and I’m just wondering if I’m in the right universe as far as pricing goes.

I know it depends on market and what you want your hourly rate to be, but I honestly have no clue where to start with pricing. So any help you could offer would be great.

I’ve got a fairly cookie cutter 2,500 sq ft house with vinyl siding, house is approx. 3 years old. I’m pricing it at around $425.

Then I’ve got a much larger 2 story with a walk out, approx 4500 sq ft. Aluminum siding, a little bit of stone accenting on the front of the house, about 6 or 7 years old. I’ve got it in the $700 range.

Both of these are basically in the middle of corn fields, no excessive algae or mold or anything.

This year is going to be kind of an experiment, and eventually I’ll figure out what my market range should be.

$425 for a 2,500 sq ft house wash is like hitting the jackpot in my market.

What would that be in your market?

We are in the 295 - 325 range

So are you at about .17 cents a sq ft? How did you determine that price?

My last job was .15 cents a sq ft. Still not sure what other pw’rs in my area charge

When you quote jobs what is your closing rate? If you are closing 65% to 80% of the jobs you quote you are probably priced right. If you are closing 80%+ of the jobs you are priced low. If under 60% probably priced high. I do 90% of my estimates over the phone using bing maps. The only houses I go to are within 5 miles of my office.

Last year we did windows for a lady who had a 2400 sq ft house. She said she had pressure washers coming and they were going to pay $600. She may have rounded up. But she was paying at least 20-25 cents a sq ft. We know som guys are charging like 10 cents a sq. So we decided to introduce our services some where around 15-17 cents per sq.

Add to that the fact that basically no one is soft washing in our area, and that our company has a grea reputation with window cleaning, and we feel that we can charge in that range and be offering a great service.

Its just hard to know starting out, you know?

How is your pricing working out?

If you are new to soft washing / pressure washing and have no idea what your competitors are charging, get your friends to have some estimates done by your competitors and you will know what everyone around you charges !!
Those friends do not have to accept the work to be done and you can wash their homes as a THANK YOU…WHICH WILL GET YOU MUCH NEEDED EXPOSURE IN THEIR AREAS… resulting in their neighbors calling you !!
People always use the companies they see doing work for their neighbors !!!

MAKE SURE YOU HAVE PROPER SIGNAGE SO THEY SEE YOUR PHONE NUMBER !!!<<<<<<<<<

In my area…the going rate seems to be around 0.11 - 0.15 cent per square foot for vinyl sided homes.
I got four of my friends to get estimates…only THREE different companies gave estimates to all four friends.
Also …Two of the companies only gave there estimates over emails and one just over the phone. The one that called everyone also included the front walkway and gutter brightener in the estimate , none of the others did.
NONE SHOWED UP AT ANY HOME TO LOOK BEFORE THEY GAVE THE ESTIMATES and all the estimates where given within two hours of being asked…
SO MAKE SURE YOU CALL BACK QUICKLY TO GET THAT CUSTOMER BEFORE YOUR COMPETITOR DOES!!!

SET YOUR PRICE PER SQUARE FOOT , THEN GO ONLINE TO MEASURE AND “”“BOOM”“”
I do like to drive around some neighborhoods and just look at the houses to determine the average level of ““dirtiness”” so I can price using that in mind !!! (I keep a notebook just for doing so)
