Access to Multi Story Balconies

I’ll keep this short and sweet. We are about to bid on our first large commercial job. Many of the buildings have second and third story patios where they would also like the patios washed. What methods do you use to get to the patio efficiently and safely? We could rent a scissor lift, but the terrain isn’t ideal. Alternatively, we could ladder up to the patio but I’d like to avoid that if possible. The featured building surface area is a little under 30,000sqft.
Lastly, what sort of instruction do you give the property owners? I was thinking something along the lines of “…recommend storing any fabrics or material that may easily stain or cannot get went from the balcony during soft washing”.

Unless they want the flooring on the patios washed, those are easily washed from the ground. I don’t offer washing of flooring. My notices state that anything that can’t get wet needs to be moved. If they ain’t move their stuff, that’s a patio that you are getting paid to wash but don’t have to.

Awesome! That works for me. My only concern is the solution run-off onto the patio floor. I just foresee residents/staff complaining about dirty water, whatever on the patio ground. Or am I just inventing problems that aren’t a thing?

A 28’ ladder will get you to the top deck.

Curious what window pros such as @dcbrock would do to get up and wash the windows inside the patio area? I have a bid that requires similar access needs but you can’t just use a water fed pole from the ground…

@Clean_Blue deals with balconies all the time on the vacation homes at the beach. He would be the one with the most experience dealing with balcony access. Some of those houses are like 3-4 stories. He doesn’t have access because they’re only used for vacation. Post some pictures of a few of those tall houses Bill. A lot of work dragging a tall ladder around but I’d do it just for the view and ocean air. I get to smell cornfields and pig pee all the time from when the fertilize said cornfield.

Yeah, I mainly do two story single family houses. Not even insured for anything over three stories.

I don’t mind ladders because the tall houses are quicker to clean. I do get some great views from the top decks. I no longer use my 40’ ladder. I’ll ask for access to the deck through the house.


Do gig me on my ladder. I used the 40’ on the lower deck and wanted it to get over the roof line so it touches the railing.

@Seandz in my area, and others that I know of, the pm doesn’t want to pay for what the tenant can reach, so as far as windows go on the balconey usually you either don’t do them on a complex like this, or the tenants can sign up with you while your there and you would just go through their space.
