I have been doing a single 5 around by mail and the response has been okay. I am adding a second letter to the system which is more tailored to their home and provides prices. My hope is that this second letter will close the deal. Thought i’d share the letter that I created.

Looks amazing but I couldn’t imagine myself being a one man show and customizing each flyer digitally and mailing individually. How are they being sent? By stamped envelope? I do think it will do great. Keep us posted

Yes I see scalability as an issue. Right now it is manual but I’m going to build it with a mail merge. The excel sheet will have a drop down of the type of home that will fill in the prices. Only thing I’ll have to do individually is picture of the home

Scalability with that will take too long.
Go eddm. It will be cheaper as well. Stamps run $.50 plus if your using your ink and paper, plus the time to individually look up everything about the house.
Eddm is the price of the flyer, generally $.6-.10 per flyer(depending on qty and size) than $.177 to send through the mail. It cost me about $.26 to get a flyer in a mail box. This adds up quick and like with most print forms of advertising you may not see a return for a while and you have to spend a few thousand.

EDDM is my plan for next spring. But right now the Five around is super targeted and is doable. Hoping this technique will land one of ten mailers.

This was created in Word since i’ll be building a mail merge for the document. As funny as it sounds I use Power Point to design our marketing materials. It has the ability to layer items, has crisp fonts and has a quick learning curve. It also also you to line up assets on the page with visual tools to snap the image on the same plane in your document. I’ll use photoshop to change colors of images, resize them and create more complicated effects.
By the way, anyone have a few video software packages they’d recommend. For the desktop preferably.

I recently gave up on eddm. I’m having better luck with paying kids to stick a post card in the door jam. Only with moms support ofc

I was breaking even too many weeks. I guess it’s ok for exposure, but from trial and error I’ve learned which neighborhoods respond to the mailers. It’s slim pickings around here but in some places I wouldn’t hesitate to expend the funds next year.
