I need a good washing recipe for commercial buildings

I would like an opinion on an effective soft wash recipe for commercial buildings? I’m fairly new in the business ( so please be nice!).

Have to narrow it down a bit. Lots of commercial buildings with lots of siding types.

Also what type of stain are you trying to remove?

We have a situation that is stumping us. Cleaning an OReillys Auto Parts. This building has stains that look like mold or mildew, and they seem to be “bleeding” through and will not come off! Tried bleach, laundry soap, stronger bleach. Can try something more harsh but might fade paint. Any thoughts?
