Any house $199.. up to 3000sf

These are the type of ads I see… frequently. Did a 1600sf house today for $200… and I thought it was a good deal… for them. I don’t think I’d wanna do 3000 for that price… would you?

Tom, here is what I do. House washes staring at $245.00 dollars.This alone chases away the price shoppers.
I tell folks this is starting price, I will come ready to do job and if you do not agree with my price, thank you
for considering my service and leave.It will surprise you how many folks will go with your price if you show up,
set expectations, go from there. Treat them how you want to be treated , normally works in your favour.:smiley:

I see that ad in a Carroll County magazine constantly. Not worried about it though, schedule stays pretty full this time of year.

Quick question. What would you guys charge for a 2,527 square foot exterior?

my housewashes start at $285.00. If it’s a shoebox sized house and i can pair it with a roof wash or driveway i will work it for less.

Ok, a little more info. I should give you. It is a McDonalds type of roof with 9 ft. walls (windows) and 12 ft. wide sidewalk and a 7 ft. overhang. I gave them a price of $486.80, to do all of it. I’m trying to get more commercial business, specifically fleets, but the busines owner approached me about it and since I don’t do much brick and morter I wad wondering if I’ve eithrer shot myself in the foot or is that waaay off scale? Any and all comments are appreciated.

i guess it all depends where you live… i personally feel like 10 cents a sq ft here in my area is a fair deal for both me and customer. 2000 sq ft - 200 bucks. maybe tack on an additional $20-25 for a 2 story

How do you measure Sq. Ft.?
A 40’x50’ home is 2000 SF
A two story 40’x50’ home is 4000 SF
If you drive around your town you will see signs on telephone poles advertising ~$99 house washes - isnt that more “fair” to the customer and therefore a better service??

An electrician will charge $99 just to show up to your house regardless of what service you want them to do.

Every area is different but I wouldn’t wash anything for $200, thats well under my min. service charge and not profitable.

I measure the total linear feet of the exterior, then multiply that by the AVERAGE height of the building (ground to roof line) That gives you the square footage of surface area to be cleaned. A 2,000 square foot floor plan can easily have 3000 or more square feet of surface to be cleaned.

We don’t get paid for the interior, we get paid to clean the exterior. (At least that’s how I look at it.)

This is exactly how we price jobs as well. Works great and customers love the fact that we take the time to measure the house and give them an actual square footage price. This method looks great compared to the guy that just walks up and looks around. Added professionalism sealed the deal for us!

I started closing more sales when I went by the square foot and gave a solid price based on that. Based on how quickly the job will go I have a sliding scale on price per square foot, it also changes by area. My area won’t support 30 cents a square foot but the area 25 minutes away will. Elderly people give the best referrals, so I always take care of them as long as it isn’t at my expense.

I stopped measuring a couple years ago. 90% of estimates are given over the phone and the other 10% are for the PR factor or commercial work. The best time to meet the client is when you get paid…

im still in the infant stages of power washing so i’m not quite at the “professional” level as some of you

i’ve worked residential construction the last 8 years. about 6 years as a framing carpenter and now 2 years as an electrician. i can look at a house and estimate it’s sq footage within 100-200 sq ft.

i definitely plan on being more precise and “professional” once i become more established but for now i am using the “eye ball” method.

here’s a PROTIP (even though im not a pro… but i saw the tip come from a pro):

if you download google earth there is a good chance you dont have to physically look at a house to give an accurate estimate.

there is a meauring tool on google earth. all you need is the person’s address and you can put it in google earth. then take measurements on the linear ft. of the house. then you can enter “street view” mode to get a look at the front of their house.

there will obviously be other factors included from time to time but it’s a cool way to give a general estimate without having to leave your home.

So do you guys have the "any vinyl house for 79.95 "? That’s the crap we have to deal with in the lowcountry of SC. Thankfully people are getting smart but we could never charge a min. of 200.00. If I get 150 for a single story then it’s a good day. Looks like I need to move! :wink:

Jason, im in the same boat as you in myrtle Beach sc. 150 is average price for 1500sqft cookie cutter house. Do under hour. People are willing to pay more just have to give them a reason to.

In my area 10 cents a sqft is the going rate for house washing. Here’s an example of a app I use

And not had a problem getting jobs. Had one guy call and say he had someone give him a price of $275 to clean his house, roof and deck. Said if I’d do it for $275 to come do it. I told him if he had someone that would do all that for that price he better use them. Needless to say guy still hasn’t gotten his house cleaned.
